A & R Property Management specialize in property management and oversee the day to day management of income producing commercial or residential properties and those of absentee owners. 

We only use qualified vendors who are licensed and insured to provide you the highest quality of service when maintenance repairs are necessary. 

We obtain the highest rental rate the market will allow to maximize the profit on your investment. We have the knowledge to market your property and obtain results.
Every consideration is taken to safeguard your investment. 

Services performed include: 

  • Displaying appropriate transaction signs, including “For Rent” sign, on the property.

  • Secure a tenant for the property.

  • Complete lease forms as permitted by law.

  • Execute leases on behalf of owner (Owner must execute a Special Power of Attorney authorizing A & R Property Management to lease Property on Owners behalf).

  • Manage tenant relations, including negotiating renewals of existing leases; collecting, holding and disbursing rents and other amounts due or to become due to the Owner; initiating and prosecuting eviction and damages actions on behalf or the Owner; and procuring legal counsel when necessary to protect the Owner’s interests and rights in connection with the property (as Owners cost).

  • Contract with Licensed professional contractors for work over $1,000.00.

  • Maintain and Repair interior, exterior and landscaping of Property, including making inspections; purchasing supplies; and supervising alterations, modernization and redecoration of property. A & R Property Management will obtain prior approval for any item or service over $200.00, except for monthly or recurring expenses and emergency repairs, which in the opinion of A & R property Management are necessary to prevent the Property from becoming uninhabitable or damaged, to avoid suspension of services required to be provided by law or lease, or to avoid penalties or fines to be imposed by a governmental entity.

  • Enter into contracts on Owners behalf for Utilities, Public Services, Maintenance, repairs and other services as A & R Property Management deems advisable. (These contracts are to be paid at Owners expense).

  • Supervise all employees and sub-contractors required for the operation and maintenance of the property.

  • Make payments on Owners behalf for: Mortgage, Insurance, Property Taxes, Home owners or Condominium Association, charges for repairs, materials, equipment, labor and attorneys’ fees and costs. (as agreed in the Property Management Agreement).

  • Make final inspection and inventory check of property at conclusion of lease.

  • Our professional managers will inspect your unit prior to rent to ensure readiness and also to advise you and make recommendations to help you receive the maximum amount of rent.

  • Complete and sign the lead-based paint/hazards certification on Owners behalf (for property built before 1978).

  • Maintain accurate records or receipts, expenses in connection with managing the property.
